Little Canada Mayor and City Council <br />27 March 1985 <br />Page Two <br />• Industrial developments must submit drainage plans to the City Engineer <br />for review and approval (9O3.O2O.E.). <br />• Applications for building and occupancy permits must be accompanied by <br />a site plan illustrating off - street parking and loading spaces (9O3.O5O.C.). <br />• All parking areas must be surfaced to control dust and drainage <br />(9O3.O5O.0.8.k.). <br />o All off - street parking must have a perimeter curb around the entire <br />parking area, no closer than 5 feet to property lines. All open areas <br />not used for parking and loading must be landscaped according to approved <br />plans (9O3.O5O.D.8.o). <br />o All metal buildings must have a curb barrier around the entire building, <br />no closer than 5 feet to the building (9O3.O5O.D.8.p.). <br />• No off- street parking may occur within 15 feet of the paved street surface <br />(9O3.O5O.F.3.). <br />o Required parking may not be used for sales or storage (9O3.O5O.G.). <br />• Parking requirements are calculated as follows: Office space - 3 spaces <br />plus 1 space for each 200 square feet of floor area, and warehousing - <br />1 space per 1,000 square feet of warehouse, plus 1 space per each <br />company truck stored outside (9O3.O5O.H.27). <br />e Loading space is calculated at 1 space per 10,000 square feet (903.050. <br />G.1.). <br />o Loading spaces must be 70 feet by 10 feet for the first and 30 feet by <br />10 feet for additional berths. <br />RECOMMENDATION <br />In general, the building proposal should be satisfactory if other site develop- <br />ment occurs properly. However, as the site plan information was not included <br />in the request, it is not possible to evaluate the total development's accepta- <br />bility.
