The property is zoned "1 -1" Light Industrial. The purpose of the 1 -1 zoning district is <br />to provide for the establishment of warehousing and light or limited industrial development, <br />which because of the nature of the product or character of activity requires isolation from <br />residential or commercial use. <br />The principal uses within this building are office and transportation terminal surrounded by <br />the following land uses: <br />North Industrial Property <br />South Industrial Property <br />East Spruce Street / Industrial Property <br />West St. Paul Water Utility <br />See attached site plan dated October 4, 1999 <br />Page 3 <br />
