Storage Area Surfacing The surfacing material for the storage area is blacktop. Off- Street Parking Requirements The zoning ordinance requires the off - street parking area of five (5) or more vehicles including associated drives to be paved with but not limited to, asphalt, bituminous or concrete in order to control dust and drainage. This property has two parking categories: Office: Three (3) required (3) One (1) space per 200 sq. ft. (8) Other Use: Transportation Terminal Sixty (60) — Seventy -five (75) Drivers Bus Repair Employees (8) Total required parking spaces for property: 94 parking spaces The "Other Uses' category is used in this case as the use is not specifically mentioned in the zoning code and is determined on an individual basis by the City Council. Factors to be considered in such determinations include: size of building, type of use, number of employees, expected volume an tumover of customer traffic and expected frequency and number of delivery or service vehicles. City staff has included size of building, type of use, and number of employees in the above - mentioned calculations. The site plan shows eighty (80) parking spaces in the front and side yard. The remaining nineteen (14) or as determined by the City Council required off- street parking stalls must be established. An updated site plan showing the additional parking spaces as determined by City Council must be submitted to the Zoning Administrator. All required off - street parking areas must have at least a fifteen (15) foot landscaping setback from the street surface. This property shows a fifteen (15) foot setback of landscaping materials consisting of five (5) sixteen (16) inch high landscape block structures. The planters are located three (3) feet from the street surface. The zoning ordinance does not provide for landscape block structures in the public right -of -way. It permits the establishment of grass areas in the public right -of -way. A fire hydrant that services the local area is located within one of the landscape structures. Fire code states that there should be no obstruction within three (3) feet of a fire hydrant. Each property is allowed one (1) curb cut access for each one - hundred twenty -five (125) feet of street frontage. The City Engineer conducted a visual inspection of this property and has recommended to reduce the public street access points to a maximum of two (2) and in addition the access width should be no greater than thirty-two (32) feet for each public street access.
