Mr. <br />Fischer has submitted a new site plan that designates the proper amount of parking <br />spaces (46) based on the use and building square footage. The applicant has agreed to <br />surface the required parking areas with blacktop. The applicant is requesting an <br />extension to the December 31, 1999 deadline for the parking area surfacing based on <br />the recommendation of the paving company. <br />In addition, the site plan reflects the required parking area setback of five (5) feet from <br />the property line. This five (5) foot area and the twenty -five (25) foot boulevard, for a <br />total of thirty feet, must be landscaped with green areas as required by the zoning code. <br />The curb cut access exceeds twenty -four (24) feet along Ryan Drive on the site plan. <br />The curb cut access may exceed twenty -four (24) feet with the approval of the City <br />Engineer due to equipment and /or truck access requirements for business. <br />Recommendations <br />1. The City Engineer recommends approval of the thirty -two foot access based on <br />vehicle (truck) access for this business at this location. <br />2. The Zoning Administrator recommends approval of the site plan as submitted with <br />the completion date extension for parking area surfacing, striping and boulevard <br />establishment to June 30, 2000. <br />3.
