Hanson <br />Email: cityhall @ci.little - canada.mn.us <br />TO: Mayor & Council Members <br />FROM: Elizabeth Mursko, Zoning Administrator <br />DATE: November 5, 1999 <br />RE: Updated Site Plan for 200 -208 Ryan Drive <br />As requested at the October 27, 1999 Council meeting, Mr. Fischer and City Staff have <br />reviewed the site plan regarding the parking configuration at 200 -208 Ryan Drive. Mr. <br />Fischer has submitted a new site plan that designates the proper amount of parking <br />spaces (46) based on the use and building square footage. The applicant has agreed to <br />surface the required parking areas with blacktop. The applicant is requesting an <br />extension to the December 31, 1999 deadline for the parking area surfacing based on <br />the recommendation of the paving company. <br />In addition, the site plan reflects the required parking area setback of five (5) feet from <br />the property line. This five (5) foot area and the twenty -five (25) foot boulevard, for a <br />total of thirty feet, must be landscaped with green areas as required by the zoning code. <br />The curb cut access exceeds twenty -four (24) feet along Ryan Drive on the site plan. <br />The curb cut access may exceed twenty -four (24) feet with the approval of the City <br />Engineer due to equipment and /or truck access requirements for business. <br />Recommendations <br />1. The City Engineer recommends approval of the thirty -two foot access based on <br />vehicle (truck) access for this business at this location. <br />2. The Zoning Administrator recommends approval of the site plan as submitted with <br />the completion date extension for parking area surfacing, striping and boulevard <br />establishment to June 30, 2000. <br />3. The remaining Conditional Use Permit requirements and other zoning code <br />requirements as dated in the June 28, 1999 Planning Report must be completed by <br />the December 31, 1999 deadline. <br />CC: Russ Fischer, Applicant <br />Kathy Glanzer, Deputy Clerk <br />Page 46 <br />
