NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: April 5, 1999 <br />RE: Little Canada - Chisholm Lot Split <br />FILE NO: 758.09 - 99.11 <br />Mr. Steve Chisholm has applied for a subdivision of his property at 2941 Edgerton Street. <br />The parcel in question is an oversized lot zoned R -1, Single Family Residential. On the <br />north side of the parcel, a house and detached garage already have been built. The two <br />parcels would each have the minimum 75 feet of frontage and would be more than 27,500 <br />square feet in area, due to the extra depth of the lots along Edgerton. The proposed <br />survey illustrates drainage and utility easements along all lot lines, in conformance with <br />the Subdivision Ordinance requirements. <br />The only issue apparent on the proposed subdivision is the existence of a "canopy" <br />attached to the garage. The canopy encroaches into the required side yard setback. In <br />this district, accessory buildings must maintain a ten foot side yard setback and may not <br />be located on drainage or utility easements. The garage building itself is located <br />approximately 11.2 feet from the property line. However, the canopy extension <br />encroaches to within 1.3 feet of the property line.
