NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: April 6, 1999 <br />RE: Little Canada - General Industrial District <br />FILE NO: 758.10 - 99.04 <br />The City is considering the establishment of a new industrial district which would include <br />many of the standards of the I -P, Industrial Park District, but would also include a provision <br />allowing for aggregate materials stockpiling and recycling as an interim use. The "1 -2" <br />District would incorporate the most of the same uses as the I -P District, and would <br />continue to limit outdoor storage and semi - trailer parking. The primary change is the <br />addition of the stockpiling and recycling use as an interim use. <br />As an interim use, an applicant for stockpiling and recycling in this district would be <br />required to enter into a development contract with the City which establishes a termination <br />date for the use. The applicant for such a use must apply for an Interim Use Permit which <br />will be processed similar to a Conditional Use Permit. A series of conditions are also <br />included which must be met in order to qualify a site as a potential stockpiling/recycling <br />site. One of these is that the use must be the exclusive use of the site. Therefore, this use <br />may not be made an accessory use to some other business.
