Fahey <br />COUNCIL <br />Beverly Scalze <br />Jim LaValle <br />Steve Morelan <br />Bob Pedersen <br />ADMINISTRATOR <br />Joel R. Hanson <br />Gary Collyard and Ron Christenson continue to work on the redevelopment proposal for <br />the south site that features a stadium style theater as its focal point. While I am informed <br />that progress continues to be made, it has not occurred as fast as was initially indicated to <br />us by the theater group. This item will not be brought before the City Council until such <br />progress has been made to enhance this project's potential for becoming a reality. (A <br />copy of a St. Paul Pioneer Press article dealing with Mr. Christenson is also enclosed for <br />your review.) <br />Sherman Rutzik has again expressed interest in his commercial/housing proposal. I have <br />informed him that the City has not precluded him from submitting a proposal. He <br />indicated he will be back in touch with me in early May to pursue this venture. <br />Country Drive <br />John Allen will be present at Wednesday's workshop to present his concept for the <br />redevelopment of the south 4 1/4 acre parcel (Water Works to Kandice Heights I). The <br />key components of his proposal are as follows: <br />• Developer pays $1.50 per square foot for the land. The land would need to be cleared <br />of any existing structures. <br />♦ Developer receives credit for soil corrections necessary to level the site for <br />development. <br />• Developer receives an offsetting credit to reimburse for the costs of any retaining <br />walls that may be necessary to develop this site. <br />Page 47 <br />
