Off - street semi -truck and trailer loading, involving the <br />receipt or distribution of materials or merchandise, <br />limited to one rig in each designated loading berth, plus <br />one rig, on site, waiting to load or unload, per each <br />loading berth. All loading, waiting or maneuvering areas <br />must be paved. <br />E. Public pedestrian trails (as defined by Section 902 of <br />this Ordinance),but not public parks. <br />914-.A.050. CONDITIONAL USES. The following are <br />conditional uses in the "I -2" District. (Requires a conditional use <br />permit based upon the procedures set forth in Section 921 of this <br />Ordinance.) <br />A_ Open and outdoor storage as an accessory use, provided <br />that: <br />1. Storage area, in combination with semi -truck or <br />trailer parking as defined in Section 914- A.050, B <br />does not exceed seventy -five (75) percent of the <br />gross floor area of the principal structure or <br />twenty -five (25) percent of the lot area, whichever <br />is less. <br />2. The area is fenced and screened <br />neighboring residential uses and <br />compliance with Section 903.020, <br />Ordinance. <br />3. Storage is screened from view of the <br />of -way in compliance with Section <br />this Ordinance. <br />from view of <br />districts in <br />G of this <br />public right - <br />903.020, G of <br />4. Storage area is black -top or concrete. <br />5. All lighting shall be hooded and so directed that <br />the light source shall not be visible from the <br />public right -of -way or from neighboring residences <br />and shall be in compliance with Sections 903.020, I <br />of this Ordinance. <br />6. Area does not take up parking space as required for <br />conformity with this Ordinance. <br />7.
