N <br />I N C <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: March 9, 1999 <br />RE: Little Canada - Kath Subdivision <br />FILE NO: 758.09 - 99.09 <br />Kath Oil has applied for a subdivision /lot combination to allow the addition of a portion of <br />former railroad property to their parcel at 3096 Rice Street. The parcel in question <br />consists of a strip of land 25 feet wide which adjoins their north property line. <br />Under the City's Subdivision Ordinance, lot combinations such as the one proposed may <br />be processed by metes and bounds surveys, without requiring a new plat. The subdivision <br />does not infer any particular use of the property, and the property owner would be required <br />to process any changes to the use of the property under the City's regular zoning <br />procedures. <br />There do not appear to be any planning or zoning concerns with the lot combination.
