Hanson <br />At the suggestion of Council Member Pedersen and the concurrence of Mayor Fahey, I have <br />scheduled this item for reconsideration at our February 10th Council meeting. In discussing this <br />matter with each of you individually, it appears we should review the ultimate zoning <br />designation for the property proposed for the tire store development. I would also suggest that <br />we take a more comprehensive look at that entire corner (see attached map) given the similar <br />nature of uses in that area. As was suggested by Mayor Fahey, we may want to consider a PUD <br />zoning designation on this property to give us greater flexibility in the types of uses allowed as <br />well as appropriate control over the nature of the ultimate development. <br />As the attached map indicates, I have included the following properties in this analysis: <br />• Tom's Auto Sales, 120 County Road C West (Mr. Tubessing is considering changes to <br />his property whereby the existing house at 108 County Road C West would be removed <br />and a screened storage area would exist for autos under repair.) <br />• Gas —N— Go, 2640 Rice Street <br />• 2620 Rice Street <br />• 2616 Rice Street and Mini - storage Property <br />• Car Wash Property, 2600 Rice Street <br />Mr. Perry Linn has been informed that the Council will reconsider this matter. I have asked him <br />to be present at Wednesday's meeting. I have told them that there are no guarantees regarding <br />the final result of this matter, but that the Council desired to discuss it further. I have also <br />informed him that the development proposed would need to encompass additional retail beyond <br />the Good Year store, encompass the properties at 2620, 2616 and 2600 Rice Street, be done <br />without City financial assistance, and be of appropriate architecture meeting City approvals. He <br />has indicated his concurrence with these conditions. <br />Page 6 <br />
