At this point, we are <br />not sure that we can add anything new to the review of the concept plan. Most of the issues <br />have been touched on previously with the City Planner's and the Public Works Director's <br />memos. Major considerations for the addition are as follows. <br />A. Length of the cul -de -sac and design of the roadway. Should it be considered a private or a <br />public roadway? Either way, what design standard should be applied to the roadway? <br />B. Design of utilities to provide service to the addition. Are they proposing private or public <br />utilities? If public, should the watermain be looped? And, how will sanitary sewer be <br />provided. <br />C. Issues regarding the wetland located to the north relative to the Ramsey - Washington Metro <br />Watershed District. <br />With direction provided by the Planning Commission, I believe all of these issues can be worked <br />through with the Developer and staff.
