To: Little Canada Planning Commission <br />From: Rick Thul <br />Date: May 13,1999 <br />RE: Rear yard setback variance 165 East Viking Drive <br />I have proposed to the city to build an addition to my home at 165 East Viking Drive. The Main goal of <br />this addition was to provide an attached Garage to the home for the safety and security of my family <br />and myself. This area of Viking drive is very dark. and with the acreage of woods behind the property it is <br />very secluded. <br />I started phase I of this project (which was converting an existing bedroom into a master bathroom) March <br />of 1998. Being aware of the C.U.D on the garage I consulted the city before starting this phase regarding <br />the ordinances that exist and what my options were. I faxed a copy of the attached site plan to the city <br />planner and he concurred" that by attaching the existing garage to the house via a covered passageway it <br />becomes part of the house" thereby allowing me to put on the addition with the attached garage. For <br />whatever reasons the setback to the rear property line was not discussed. I proceeded with the bathroom <br />addition with the understanding that phase II could proceed as planned. <br />The scope of' phase II is to build a 26 x 28 addition to the West Side of the existing house with a Tuckunder <br />garage below and three bedrooms above. We are remodeling the rest of the existing home's interior which <br />includes, reroofing, residing, doing extensive landscaping w/ retaining walls, new driveway, 3- season porch <br />Etc. The plans for the existing garage will be to use one half as a recreation room and the other half as a <br />hobby room. <br />My father, who previously owned the house, used the existing garage for his business 'IN THE ROUND <br />WOODWORKING'. It is heated, insulated and sheetrocked. The only change I will be making to this <br />building is replacing the garage door with a patio door. Being that the building already exists, the only <br />impact would be a positive one due to all of the improvements being done, enhancing everyone's property <br />values and the quality of the neighborhood. <br />I respectfully request that you strongly applaud this effort and recommend approval of this variance of the <br />existing building. <br />ATTACHMENT: site plan <br />Page 70 <br />
