Off- Street Parking Requirements <br />This property has twenty -one (21) off- street parking spaces. The required parking spaces <br />for this property is twenty (20). The off- street parking area and associated drives are <br />paved with blacktop, concrete curb stops are installed, and the pavement is striped to meet <br />zoning requirements. <br />Warehouse /Storage: 1 space per 1,000 -sq. ft. (6) <br />Plus (1) space per employee (7) <br />Plus (1) space per company truck (4) (storage area) <br />Required parking spaces: 13 <br />Office: <br />3 spaces <br />Plus at least one (1) space for each 200 -sq. ft of floor area. (4) <br />Required parking spaces: 7 <br />Total required parking spaces for property: 20 parking spaces <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends the approval of the <br />proposed conditional use permit (CUP) application for an accessory use of open and <br />outdoor storage of equipment and materials in the rear yard as indicated on the site plan <br />subject to the following recommendations: <br />1. The equipment and materials must be stored in the rear yard and may in encroach into <br />the side and rear yard setback, but in no case shall equipment be located closer than <br />ten (10) feet to a rear yard or side yard lot line. <br />2. The chain link fence with slats must be maintained as indicated on the site plan. <br />3. The storage area must be maintained and surfaced with a Class V material as <br />indicated on the site plan. <br />4. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way and must be in compliance with Section 903.020.1. <br />Other Zoning Code Compliance Issue <br />1. Curb cut access exceeds twenty -four (24) feet on the south side of the property. <br />Property Compliance Requirement <br />• The curb cut access may exceed twenty -four (24) feet with the approval of the City <br />Engineer due to equipment and/or truck access requirements for business. <br />Attachments: <br />1.
