Off - Street Parking Requirements <br />The zoning ordinance requires the off - street parking area for five (5) or more vehicles <br />and associated driveways to be paved with but not limited to asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has several parking <br />category requirements. The two categories are as follows: <br />Warehouse /Storage: 1 space per 1,000 sq. ft. (2) <br />Plus (1) space per employee (4) <br />Plus (1) space per company truck (0) <br />Required parking spaces: 6 <br />Office: <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (1) <br />Required parking spaces: 4 <br />Total required parking spaces for property: 10 parking spaces <br />The site plan submitted does not indicate the number of parking stalls available on this <br />site. The required ten (10) parking spaces must be established and an updated site <br />plan must be submitted to the Zoning Administrator. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an accessory use of open and <br />outdoor storage of trucks and equipment in the rear yard subject to the following <br />recommendations and approvals. <br />1. The trucks and equipment must be stored in the rear yard and may encroach into <br />the side yard and rear yard setback, but in no case shall equipment be located <br />closer than ten (10) feet to a rear yard or side yard lot line. <br />2. The outdoor storage area must be fully screened from the public right -of -way. A <br />chain link fence with slats as indicated on the site plan is an acceptable material for <br />screening purposes in this zoning district. <br />3. The storage area must be surfaced and maintained with asphalt, concrete, or other <br />material Class V material. <br />4. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way or from neighboring residences and shall be in <br />compliance with Section 903.020.1. <br />5. The required ten (10) parking spaces must be established on the property and an <br />updated site plan showing required parking should be submitted to the Zoning <br />Administrator. <br />6.
