Little Canada Rd <br />Little Canada, MN 55117 <br />RE: Five Star Mobile Estates - Storm Shelter <br />Dear Mr. Hanson: <br />Telephone 314/349 -9095 <br />Facsimile 314/349 -9066 <br />Five Star Mobile Estates is located off Twin Lakes Boulevard in Vadnais Heights, adjacent to vacant <br />ground owned by the City of Little Canada. I have enclosed a survey of Five Star Estates showing the <br />proximity of the two parcels. <br />During 1998, we (owners of Five Star) began preliminary engineering for the construction of a storm <br />shelter. During the exploration process it was discovered that the vacant and available ground, in the <br />center of Five Star, is not "bearing" soil, making such available areas unsuitable for any type of structure <br />requiring a substantial footing. <br />When reviewing other location options, a potential site could be the City of Little Canada's vacant <br />ground adjacent (southwesterly border) to Five Star Mobile Estates. Although this ground appears to <br />consist of about 2.5 acres, a storm shelter may only require an 8,000 to 10,000 square foot parcel <br />depending on design/parking layout. <br />We would appreciate the City of Little Canada giving consideration to selling Five Star Mobile Estates the <br />ground needed for the construction of the storm shelter. I have enclosed a picture of an existing storm <br />shelter located in the area, built by the contractor with whom we have been consulting. Our preliminary <br />design was a bit more elaborate to include a new office and community room for the residents of Five Star. <br />But, given the constraints of a new location, our design may be confined to the one shown in the picture. <br />A Five Star Mobile Estates representative can be available to address issues this request may generate. <br />And, you may contact me at (314) 349 -9095 or you may contact our Five Star office and I will be happy <br />to return your call. <br />I recognize this request is unusual and I appreciate your thoughtful consideration. <br />Page 60 <br />
