SI1TI.NG E\L'ISEEMS <br />Formerly MSA <br />Consulting Engineers <br />As requested, we have reviewed the latest revised submittal for the Gilanderi Addition. The <br />submittal consisted of a preliminary plat and grading plan prepared by E.G. Rud and Sons, <br />dated December 7th, 1998. Based on the review, we would offer the following comments: <br />1. The major revision to the preliminary plat was the reduction in the number of lots, from <br />five to four. This was accomplished by slightly increasing the size of each of the lots. <br />The plat now shows four lots with one access off of County Road B2, one access off the <br />wider portion of Gilanderi Lane, and two lots with access off the narrow portion of <br />Gilanderi Lane. <br />2. The revised plat still shows a dedicated right -of -way for Gilanderi Lane, 37 'A feet wide. <br />The existing 12 foot wide road is proposed to be reconstructed to a 24 foot wide road. <br />City ordinance would require that a minimum road width for this area be 28 feet face to <br />face, however none of the roads of this area of town are over 24 feet wide, and some <br />are even narrower. In a December 8, 1997, memo to the Planning Commission, the City <br />Planner recommended a 24 foot wide road. This would match the width of the roadway <br />leading from County Road B2 into this area. I would concur with that recommendation, <br />but suggest that the 24 foot would be measured from face of curb to face of curb. <br />The preliminary grading plan does not show enough information about how the existing <br />road will be removed and the new road constructed and connected with the existing road <br />at the south end of Gilanderi Lane. We assume that the drainage pattern that currently <br />exists will not be modified, and that after reconstruction of the roadway the same <br />drainage patterns will exist in the extreme south end of Gilanderi Lane. The new road <br />will cut the southwest corner of the property lying easterly of Gilanderi Addition. This <br />triangular piece of property currently has the existing 12 foot road built on it. It is not <br />clear on the preliminary plat if there is existing right -of -way for this construction or if it is <br />assumed that there is a perscriptive right for the roadway to cross this corner of the <br />abutting piece of property.
