CROIX SCREEN PRINTING ADDITION SITE PLAN REVIEW Dear Ms. Glanzer' ISI T- COSSELTINGBGINE96 Formerly MSA Consulting Engineers As requested, we have reviewed the submittal made by TK Enterprises for the proposed expansion of St. Croix Screen Printing. Based on our review, we would offer the following comments: • The present parking lot is striped with 44 stalls, none of which are handicap stalls. The submittal drawing supposes one handicap stall adjacent to the driveway entrance in the southeast corner of the site. Handicap parking stalls are typically located in close proximity to building entrances. • The location of the driveway entrance with respect to the parking stalls along the east side of the site would not be considered a desirable location for ingress and egress from the parking lot. • The current building has three roof drains on the west side of the building that outlet onto the side slope that drains to the adjacent property's parking lot. We would recommend that this situation be addressed in the plans for the expansion and a remedy to the situation provided. • The elevation directions on Street A5 are incorrect with respect to the building orientation. Also, we would recommend that more information be provided with respect to proposed grades of the expansion and the adjacent side slope. • The proposed plan should indicate a typical 9.0 -foot width on parking stalls. These stalls should be drawn to scale, which will eliminate a few of the stalls as shown.
