NOV 10 '98 1S:56 OSTBERG RRCHITECTS
Memo
AmerINDIAN Architecture
475 Cleveland Avenue North, Suite zoo
Saint Paul, Minnesota 55104
6x 2/644 -1586 Office
612/647-9635 Fax
Date: November 10, 1998
To: Todd Huebscher
Front Dave Bryan
Copies:
Re: Little Canada Site Plan Review
P.2 /3
I have reviewed the letter from Andrew Brotzler of the Howard Green Company regarding his site plan
review for your new addition. He brought up five issues; my comments follow:
r. The handicap stall shown in the southwest corner of the parking lot on the site plan is actually
already located near the front entrance, as he suggests.
2. The entrance to the parking lot is actually lined up with the north -south parking aisle, not in the
southwest comer of the site as shown on the plan. 1 believe that this apparent jog in the access
to the parking lot was his basis for concern.
3. The existing roof drain pattern is not being changed by the addition: the existing roof scuppers
are not being moved and the roof of the new addition does not add more water to the existing site
drainage or re- direct its flow. Since this drainage plan was approved for your previous addition,
it would seem to me that it is unfair for the City to retroactively object to it. However, in this
project we have the opportunity to improve the direction of run -off into your neighbor's yard: we
could provide a swale to better direct the water to the culvert under your neighbor's driveway.
4. The reviewer is correct that our wall elevation directions are mislabelled. We will correct this at
final printing. Additional information about the slope and grading at the west wall will be
developed after we get information from the structural engineer on foundation wall exposure
requirements.
Page 13
