Details of the wall and the grading plan should <br />be submitted to the City Engineer for review and approval. <br />One other issue involves the access for Lot 1. The applicant is showing the driveway <br />access onto County Road B2, rather than Gilander Lane. Although there would likely be <br />additional Impact to the grading, we would recommend that access be provided to <br />Gilender. As a minor collector, the City attempts to discourage additional direct property <br />access to B2 where possible. <br />The City Engineer is reviewing the grading plan which was the primary cause of the delay <br />to processing this plat. The drainage is being redirected to a proposed pond in the south <br />portion of the plat, rather than the north. Planning staffs recommendation for approval Is <br />conditioned upon the engineering review and any comments which would affect plat <br />design. <br />In summary, we recommend approval, contingent upon the following conditions: <br />1. Verification of adequate drainage and utility easement area on the east side of the <br />platted Gilander Lane right -of -way. <br />2. City Council approval of the 24 foot wide roadway. <br />3. Developer responsibility for removing the existing portion of roadway south of the <br />current improved street, and restoring the area appropriately. <br />4. City Engineer review and approval of the drainage and grading for the plat, and for <br />Lot 2 with the retaining wall. <br />5.
