Hanson <br />Administrator <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 -1600 <br />Re: Market Place Center Limited <br />Liability Company <br />Dear Joel: <br />This letter will confirm our telephone conversations of Friday, <br />October 2, 1998 and Monday, October 5, 1998 regarding the platting <br />of the Market Place Center property. <br />As we discussed, the property has been mortgaged to include the <br />northerly portion which contains the shopping center and related <br />parking and the extension of Market Drive. Under the plat, the <br />city will ask and Market Place Center Limited Liability Company has <br />agreed to dedicate the extension of Market Drive to the city as a <br />public street lying south of the north line of the southwest <br />quarter of Section 6. <br />I have requested Carley - Torgerson, Inc. to send you a copy of the <br />survey that was finally utilized for the description of the <br />property being mortgaged. The parcels listed on the attachment to <br />the memorandum from Mr. Grittman were slightly modified in our <br />final survey, the remaining parts have been conveyed to Market <br />Place Development Company LLC, also operated by Mark and Bob. What <br />is denoted as Tract B on the preliminary drawing on the old survey <br />was extended northerly to the north line of the southwest quarter <br />of section 5 and westerly over to the Eugene Delonais property and <br />then also included was First Bank Drive that lies due south of the <br />Eugene Delonais property. I think it will be easier to envision <br />once you receive a copy of the updated survey from Carle- Torgerson. <br />I also discussed the issues we talked about with Mr. Grittman and <br />requested Carle - Torgerson send him a copy of the updated survey as <br />well. I am copying him with this letter. If there is any <br />additional breakout you and Mr. Grittman feel would be help, we <br />would like to discuss it and accommodate as much as possible. <br />Page 4 <br />
