Hagen / Stephan Grittman <br />DATE: 4 September 1998 <br />RE: Little Canada - Hardee's Storage Shed CUP Amendment <br />FILE NO: 758.09 - 98.14 <br />BACKGROUND <br />8 1998 <br />Mr. Douglas Swalboski has submitted a request for a conditional use permit for the <br />Hardee's Restaurant located at 3354 Rice Street. The request is intended to be an <br />extension of a previously issued permit, with an amendment to be made in order to include <br />a storage shed that has been constructed. The storage shed is a 12' x 5' structure <br />intended to be a shield for garden hoses, racks, and shovels, from the public. However, <br />there appears to be some confusion as to what structure is being evaluated. The subject <br />property is zoned B -3: General Business. <br />ANALYSIS <br />Upon reviewing the submitted site plan for the amended CUP, it was discovered that the <br />existing layout of the parking lot is inconsistent with the approved plan from 1989. <br />However, it does not appear to conflict with the required setback of 15 feet. <br />Under the City of Little Canada - Zoning And Subdivision Ordinances, the applicant needs <br />to demonstrate that the storage shed is consistent with its surroundings in both <br />architecture and building material. <br />5775 WAYZATA BOULEVARD.
