7. The proposed use conforms with all performance standards <br />contained herein. <br />Because the City has an established policy regarding screening <br />commercial activity from residential area, it may require the <br />applicant to screen the property if deemed necessary. <br />8. The proposed use will not tend to or actually depreciate the <br />area in which. it is proposed. <br />As long as the property is screened, well maintained, and does not <br />become a noise problem, the proposed use shall not depreciate the <br />area. <br />9. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service capacity. <br />The development of a volleyball court will have no effect on the <br />City's public service capacity. <br />RECOMMENDATION <br />Based on the above review, our office would recommend approval of <br />the conditional use permit, subject to the following conditions: <br />1 Any outdoor lighting shall be hooded and so directed that the <br />light source shall not be visible from public right -of -way or <br />from neighboring residences. <br />2. The use does not take up parking space as required for <br />conformity to this Ordinance. <K <br />3. The provisions of Section 911.040 (F) of the Municipal Code <br />are considered and satisfactorily met. oN <br />4.
