The Coffee House <br />County Road C and Rosewood <br />Little Canada, Minnesota <br />As long time residents of Little Canada (and avid coffee drinkers), we have had to <br />go to White Bear or Roseville to get a good cup of coffee. Little Canada needs a <br />coffee shop and we would like to build one. We are interested in building a two <br />story victorian house with a coffee shop on the main level. The Coffee House <br />that we are proposing would be a welcome transition from residential to <br />commercial, in the existing neighborhood. <br />We plan on serving great coffee, bag lunches and bakery items, as well as custard <br />ice cream, Italian sodas and Smoothies. Our proposed hours would be 6:00 a.m. <br />to 7:00 p.m Monday through Saturday. We would also offer a drive —up service in <br />the back of the house, accessed off Rosewood. We do not foresee any traffic <br />problems as we have observed the traffic in the morning at the intersection of Rice <br />and County Road C and it does not back up as far as Rosewood. <br />The wrap— around porch would add curb appeal and outdoor seating in the spring, <br />summer and fall. The area of the house that looks like a garage would be a small <br />conference room. This room could be available for community meetings or small <br />gatherings free of charge. There would be a place to post community events and <br />for local artists who would like to display their work. <br />We have lived in Little Canada for many years and have always maintained a nice <br />house and yard. We plan on living in the upper level of The Coffee House that <br />will have both inside and outside entrances. It will have well maintained fencing <br />and garden areas. We would take great pride in The Coffee House and we would <br />be responsible residents, respecting the rights and privacy of our neighbors. <br />The Coffee House would be a locally owned, "good old fashioned" gathering <br />place. It would be a place of community, and fit in with the City's current plans to <br />bring people to Little Canada. <br />Page 37 <br />
