ce4 j at/ Ceanaca,
515 Little Canada Road, Little Canada, MN 55117 -1600
(651) 484 -2177 / FAX: (651) 484 -4538
MEMORANDUM
TO: Mayor Fahey & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: August 21, 1998
RE: 2600 Rice Street
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Morelan
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
I have met with the prospective owners of the property at 2600 Rice Street. Their names are Jay
Rieling and Charlie Drake. They are buying the property with the intention of improving the car
wash and continuing that operation. They also plan on renovating the former Modern Fence
building. (Our Building Official had reviewed this previously and noted that it is structurally
sound even though its appearance is less than ideal.) It should be noted that this property is
zoned General Business (B -3) and any changes in the use of the property will be governed by
those regulations. They indicated to me that they paid more than the asking price of the property
and were purchasing it "as is." They indicated an interest in the potential for redevelopment on a
long -term basis if the City had more definitive plans that met their objectives.
I explained to them that we were interested in purchasing this property based on our desire to
clean it up and possibly combine it with other parcels in the area to achieve a more intense
redevelopment. I indicated that we would be interested in working with them to further their
objectives as well as meet our redevelopment goals if they are interested in doing so. I am
anticipating they will be present at Wednesday's meeting at which time you can ask them any
questions you may have.
JRH:kpv
Page 36
