Ste. 210 <br />Roseville, MN 55113 <br />RE: 3032 Centerville Road — Permitted Use <br />Dear Mr, Meyer — <br />As you are aware, Dan's Automotive did not renew their 2011 -2012 Automotive Repair <br />license and discontinued their license. By not renewing his license, Dan's Automotive <br />also discontinued his accessory use of outdoor storage for repairable vehicles. Both of <br />these uses were discontinued as of June 30, 2011. <br />The reason for sending this letter today is to inform you that pursuant to State law, the <br />automotive repair and accessory repairable storage use at 3032 Centerville Road has been <br />discontinued for over one year and is no longer allowed to be reestablish under the <br />grandfathering rights. Given the property at 3032 Centerville Road is zoned I -P, <br />Industrial Park District. In this zoning district Automotive Repair is not an allowed use <br />either permitted or by conditional use. Dan's Automotive was allowed to operate in this <br />zoning district as a grandfathered use from prior zoning that existed on this site. As such, <br />any use that you would establish on the site in the future must comply with the current <br />zoning conditions (see attached I -P zoning code). <br />1 think it would be beneficial to have you come into city offices to meet with Steve <br />Grittman, City Planner to discuss your intended plans for commercial use(s) with the <br />building. It should be noted that commercially zoned properties cannot be used for <br />personal storage and must be associated with a business use.
