be necessary to ensure that the subdivision is consistent with zoning regulations — a <br />requirement of any subdivision. <br />Summary and Recommendation <br />The proposed subdivision and combination of parcels for the Watershed District <br />property may be consistent with the dimensional requirements of the basic zoning <br />standards for the site, however, there are several regulations that raise issues with <br />pursuing the subdivision without companion applications. With regard to the subdivision <br />itself, the applicants need to do the following: <br />1. Include drainage and utility easements along the new lot line. <br />2. As noted above, the new legal descriptions are subject to the approval of the <br />County recorder, and at the County's discretion, a plat may be required to record <br />this transfer. <br />3. Recombination of the three parcels (two existing Watershed parcels and the new <br />parcel being split from the Norm's Tire property) into a single described parcel. <br />From a zoning ordinance perspective, the subdivision requires the following <br />improvements: <br />4. Application for rezoning of the new property from B -2 to P, Public District. <br />5. Application for conditional use permit to put a building to use for a local <br />government purpose in the Public District. <br />6. Improvement of the property to provide curbing separation of paved areas from <br />the new lot lines. <br />7. Verification that the new property line will maintain a 10 foot setback along the <br />west wall of the existing garage. <br />8. Demonstration as to how the garage building will be accessible, or how it will be <br />remodeled to make it accessible, without trespassing on the neighboring <br />property. <br />Because of the zoning issues, the City may choose to table action on the subdivision, <br />pending submission of applications for the rezoning and CUP, along with the normal <br />supporting materials for those applications.
