N <br />NC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Jeffrey Schaumann / Stephen Grittman <br />DATE: 8 June 1998 <br />RE: Little Canada - Pitrina Park Terrace Second Addition Final Plat <br />FILE NO: 759.09 - 98.12 <br />Masterpiece Homes has applied for Final Plat approval for the second phase of Pitrina <br />Park Terrace townhomes. Phase two consists of 39 units in 19 twinhome structures and <br />one single -home structure. The project would include the construction of Allan Avenue <br />through to Centerville Road, completing Allan Avenue. <br />All of the proposed development activity will be around three cul -de -sacs on the south side <br />of the extended Allan Avenue. The plat includes a dedication of the south half of the Allan <br />Avenue right of way, with the north half being deeded to the City for street use. Upon <br />development of the north half of the project, the developer should plan to dedicate the <br />north half of Allan as well. The Final Plat appears to be adequate, and in general <br />compliance with the Preliminary Plat requirements. The only difference between the <br />preliminary plat and the final plat is the addition of the single -home structure on Sherry <br />Court in place of another twinhome structure. The net effect of this alteration is a lower <br />density of development.
