SLUING &MGIMS <br />Formerly MSA <br />Consulting Engineers <br />As requested, we have reviewed the information provided to us regarding the above - <br />referenced project. A copy of the final plat and City Council and Planning Commission <br />meeting minutes were provided to us for review. Based on our review of the provided <br />information, we would offer the following comments: <br />• The pedestrian way shown on the plat is 10 feet in width. The minimum pedestrian <br />way width by City Ordinance is 15 feet. Also, the pedestrian way should be included <br />on the dedication sheet to the public for public use. <br />• It was noted in the June 10, 1997 City Council minutes that access should be <br />provided from one or two of the cul -de -sacs in Pitrina Park to Pioneer Park. There <br />were no accesses included in the First Addition and only one is shown in the Second <br />Addition. <br />• The Utility Superintendent indicated that it was his understanding that the cul -de- <br />sacs were to be privately owned streets and Allen Avenue was to be a public street. <br />The cul -de -sacs are currently shown as platted public streets that will be City <br />maintained. <br />• If the cul -de -sacs are to be private streets, drainage and utility easements over the <br />public improvements would be necessary. The pedestrian way would also need to <br />be extended to Allen Avenue. <br />• A copy of the utility plans was not available at the time of this review.
