Mayor & City Council <br />April 17, 1998 <br />Page 2 <br />• The update for the Guerin appraisal is not yet completed. I am expecting this could be <br />another two weeks in process due to the fact that the Guerins have not yet granted <br />permission for the appraiser to re -enter their property. <br />• The remaining appraisals for the redevelopment area that we ordered back in February <br />are completed. I have not received copies yet for the bank property and the bowling <br />alley. The City Attorney will be forwarding them on to the review appraiser for <br />processing. <br />♦ Mr. Brian Minette representing Cinema Cafe called me on Thursday indicating interest in <br />our redevelopment area. Cinema Cafe is a second run theater complex that includes food <br />service in the movie viewing area. He would contemplate a three to four screen complex <br />that could be a free - standing building. (Their three existing sites are located within <br />existing shopping centers.) Their first theater opened in New Hope in 1991 and is around <br />15,000 square feet with three theaters. Their second complex is in Burnsville and opened <br />in January of 1996. Their third site is in Woodbury and opened this past January. He <br />indicated they have a full service kitchen which serves food similar to a Champps menu. <br />It is a very family orientated business; catering to birthday parties and other gatherings. <br />He indicated that movies represent about 25% of their revenue stream. I forwarded him <br />our packet on the redevelopment site and he is mailing information on their company to <br />me. We will likely talk the week of the 20th about a possible meeting. I would like your <br />comments on this concept. <br />• I also met with Dr. Allen and Dr. Erickson at their request. Dr. Allen indicated that he is <br />not interested in making any move from his present location. He is no longer interested <br />in trying to relocate within the redevelopment area. He stated that if the City forced a <br />move, he would likely relocate out of the area. (Business and Home) It should be noted <br />that he was not doing this in a threatening manner, but just stating his opinion based on <br />his personal situation He agrees that redevelopment is needed in the area, but says a <br />move is not in his best interest. <br />We may want to have a workshop in the near future or we could have discussion at a Council <br />meeting.
