The existing signage exceeds the 130 square foot <br />maximum, and it is at the Commission's discretion whether or not allow <br />the existing sign to be moved retaining signage in excess of the 180 square <br />foot maximum. <br />Schletty felt that given the existing signage is being moved and no new <br />signage is being added, the applicant should not be required to comply <br />with the 180 square foot limitation. <br />Knudsen asked how far the sign would be from the property line. <br />Johnson replied that it would be the same distance as it is now. The sign <br />is just being moved south a few feet. <br />Mr. Keis recommended approval of the variance from the maximum sign <br />height standard of 25 feet and allowing a sign height of 40 feet as <br />requested by Mr. Walter Johnson for 3180 Country Drive subject to the <br />recommendations of the City Planner as outlined in his report dated June <br />5, 1997 with the exception of recommendation #2, and requiring that the <br />applicant submit the appropriate sign plans and engineering detail to the <br />City. <br />Motion seconded by Knudsen. <br />Motion carried 7 — 0. <br />Geoffrey Benedict, Lantis Construction, appeared before the Commission <br />requesting Rezoning and other various Zoning and Subdivision approvals <br />in order to construct a five bay, 3,680 square foot Tuffy Auto Center on <br />the Schroeder property located at approximately 2310 Rice Street. <br />Benedict reported that he has discussed the proposal with the City Planner <br />and one of the issues is whether to rezone all three lots at this time, and <br />that is what is being proposed. Benedict reported that it is anticipated that <br />a business such as a real estate office would locate on the parcel east of the <br />proposed Tuffy's site, and a fast -food restaurant would locate on the site <br />immediately south of Tuffy' s. <br />Keis felt the first issue to address was whether or not the rezoning was <br />something the Commission wanted to do and whether this was the type of <br />business for the area. <br />Schletty felt that if the City's intention was to control what happens along <br />Rice Street, all three parcels should not be rezoned at this time. <br />Page 48 <br />
