78 <br />Confidential Information of R4 Capital Funding LLC <br /> <br /> <br />Little Canada-Lupe - Borrower Loan Agreement - LC Apartments(199386221.3) - 5/12/2026 6:38:21 PM <br /> <br />R4 Capital Funding LLC <br />Tax Exempt Bond Investment Standards <br /> <br />v4.4 March 2022 <br /> <br />GENERAL INSURANCE REQUIREMENTS <br /> <br />1. R4 Capital LLC, the Limited Partner, and R4 Capital Funding LLC, the Lender, and/or the <br />Trustee, their successors and/or assigns, collectively are to be known as “R4”. <br />2. Attached are Construction Period and Permanent Phase insurance requirements outlining the <br />minimum <br />types and amounts of insurance that are satisfactory to R4. <br />3. The required insurance coverage may be provided by one or more individual policies, one <br />or more Blanket Insurance policies, a Master Insurance Program, or any combination of <br />these. Coverage may also be added to a policy through endorsements or riders. Regardless <br />of the form, each policy, endorsement, or rider must show the complete address of the <br />Property. <br />4. All insurers must be A- or better rated according to A.M. Best & Company with a <br />Financial Size Category rating by A.M. Best of VIII or higher. <br />5. All policies shall state that the insurance carrier shall give the Named Insured and Additional <br />Insureds / Interests a minimum of ten (10) days’ notice in before cancellation for non-payment <br />of premium or non- renewal and a minimum of thirty (30) days’ notice before cancellation for <br />all other reasons. <br />6. All insurance policies shall apply on a Primary and Non-Contributory basis to coverage carried <br />by the Additional Insureds, whether included in the standard policy form or by specific <br />endorsement. <br />7. All insurance policies shall contain a Waiver of Subrogation in favor of the Additional <br />Insureds, hereunder to waive the rights of the Named Insured’s insurers’ rights of recovery, <br />whether included in the standard policy form or by specific endorsement, and where allowable <br />by law (NOTE – also applies to the Employers Liability portion of the Workers Compensation <br />/ Employers Liability coverage). <br />8. Insurance certificates reflecting the coverages outlined herein are to be submitted to R4 within <br />fourteen <br />(14) days prior to closing and thereafter at least five (5) days prior to expiration, including <br />any and all project specific amendments deemed necessary and required by R4. <br />a. The evidence of insurance is to reference compliance with all the requirements <br />listed in this document. <br />b. Complete copies of the required policies are to be provided upon request. <br />c. Certificates (Acord 25 for Liability and Acord 27 or 28 for Builder’s Risk/Property) are to <br />identify the Named Insureds, Additional Insureds, and Loss Payees as outlined herein and <br />shall reference the complete and accurate Property address in the “description of <br />operations” of the insurance certificate. <br />d.
