Umbrella/Excess Liability Insurance. <br />a) Named Insured: Architect, Engineer, Construction Manager, Project Manager or Consultant <br />and their respective employees, agents, subsidiaries, and affiliates. <br />b) Additional Insureds: “Partnership”, “General Partner”, “Limited Partner, ISAOA” and R4 Capital <br />LLC (for R4 Equity) and “Fiscal Agent or Trustee”, R4 Capital Funding LLC and R4 Servicer LLC <br />(for R4CF Debt) <br />c) Coverage must be no less broad than the underlying CGL, Auto Liability and Employers <br />Liability policies required above. If coverage is not follow-form, differences must be identified. <br />d) Limits: <br />Garden Apts. 1-3 stories, Single Floor, & other non-elevator buildings: <br />$3 Million Per Occurrence/$3M Annual Aggregate. <br /> <br />Mid-rise Apartment Building (4-10 stories): <br />$5 Million Per Occurrence/$5M Annual Aggregate. <br /> <br />High-rise Apartment Building (11-20 stories): <br />$10 Million Per Occurrence/$10M Annual Aggregate <br /> <br />+ 20 stories <br />$25M Per Occurrence/$25M Annual Aggregate <br /> <br />Aggregates are to apply on a per project basis <br /> <br />5. Professional Liability/Errors & Omissions <br />a) Named Insured: Architect, Engineer, Construction Manager, Project Manager or Consultant <br />and their respective employees, agents, subsidiaries, and affiliates. <br />b) Certificate Holder: Partnership”, “General Partner”, “Limited Partner, ISAOA” and R4 Capital <br />LLC (for R4 Equity) and “Fiscal Agent or Trustee”, R4 Capital Funding LLC and R4 Servicer <br />LLC (for R4CF Debt) <br />c) Limit: $1,000,000 per claim or 10% of construction contract, whichever is greater <br />d) Form: Claims made <br />e) Policy Description of Work: If work is different than the primary licensing or certificate (i.e., <br />architect performing engineering work, etc. then policy description of “scope of work” must <br />be provided).
