BONESTROO ROSENE ANDERLIK
W 6126361311 01/07/98 17:55 (}i:02 N0:501
Memo
aaru,00
Rosana
VI d
Prole: Name: Heritage Office Park 3rd Addition
To: Scott Tangen, Kathy Glanzer
From: Paul Heuer
Re: Final Plat Approval
Client: Little Canada.
File Nor 372- GeN372 -226
Date: January 7,1888
Remarks: We have reviewed the plat, grading plan, and utility plan for the above referenced project
and offer the following comments and recommendations_
Alt utilities and grading were submitted and reviewed in 1996 as part of the comprehensive Heritage Office
Park development. At that time, the grading and utility plans were approved subsequent to revisions-
Regarding the 3rd addition to this development; we offer the following:
PLAT
The final plat must include a 20 foot wide permanent utility easement for the city -owned water main
leading to the hydrant. (This easement does not appear to be shown:. It is possible that the watermain is
entirely on the earlier platted phase).
U77LMES
Although the sanitary sewer is proposed to be privately owned and maintained, we recommend that the
main Tine between buildings 3 and 2 have an appropriate distance to the buildings in order to allow for
future repairs_ It appears that building 3 is too close to the line to allow for repairs.
The same situation exists with the proposed water main just west of building 2.. Buildings must not lie with
the 20 foot wide utility easement.
cc: John Dobbs, Heritage Development
Sonestroo, Ronne, AnderEk and Associates
2335 West Highway 36 • St. Paul, MN 55113 • Phone: 612- 636 -4600 • Fax 612.638 -1311
Page 48
