MBE <br />northwest associated consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Robert Kirmis /Stephen Grittman <br />DATE: 3 May 1989 <br />RE: Little Canada - Hardees North - <br />Conditional Use Permit <br />FILE NO: 758.09 - 89.21 <br />BACKGROUND <br />Yaggy Colby Associates and Minnesota Manna, Inc.. have applied for <br />a conditional use permit to construct and operate a Hardees <br />Restaurant directly northeast of the intersection. of Rice Street <br />and North Owasso Boulevard (see Exhibit A). The subject site is <br />zoned B -3, General Business.. According to the City Ordinance, <br />convenience food is a permitted conditional use La this district. <br />ISSUE ANALYSIS <br />Conditional Use. Conditional uses are those uses which, while <br />conforming in general to the intent of the zoning district, <br />require the implementation of special, extraordinary conditions <br />to ensure conformance to the City's Land Use Plan.
