515 Little Canada Road, Little Canada, MN 55117 -1600
(651) 484 -2177 / FAX: (651) 484 -4538
MEMORANDUM
TO: Mayor Fahey & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: August 7, 1998
RE: City Center Entry Walk Design Modifications
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Morel=
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
With the Historical Society addition to City Center, we need to install new walkway to serve that
area. Given the fact that there will be some grade differential as well as inconsistencies between
the appearance of the surfaces due to age differences and wear on the existing concrete approach
area, I am recommending that we replace the entire entry area surface as part of the Historical
Society project.
Attached is a schematic drawing showing the proposed layout of this entry area. You will note
that we have removed a portion of the concrete and installed another planting area. This will
make it easier for snow removal purposes by cutting down the amount of concrete needed to be
shoveled as well as providing more storage capacity. You will also note in the drawing that there
are some dashed lines outside of the proposed walkway. These dashed lines are the existing
concrete surface which will be eliminated as well. The end result is that we have approximately
960 square feet of finished surface area versus over 1,000 square feet existing today even after
installing the new walkway to the Historical Society addition. Some other items to note are that
the pedestrian ramp needs to remain in its current location to comply with code requirements
regarding slope for building approach areas. Also, concrete curb and gutter will be added in the
front of the entry area to enhance drainage.
Assuming you agree with total replacement, the question remaining is what type of surface
should we install. We have considered plain concrete as exists today, exposed aggregate, and
paver brick. We have a bid price of $3.25 a square foot for plain concrete surfacing. To do this
entire area would cost $3,120. Exposed aggregate would be somewhat higher and paver brick
quite a bit higher. We are attempting to have prices in -hand by Wednesday's meeting for you to
consider in this regard. Other cost considerations associated with this project would involve the
removal of the existing concrete surface and landscaping.
Page 51
