MINUTES <br />REZONING, <br />PRELIMINARY <br />& FINAL PLAT, <br />VARIANCE - <br />VIKING <br />ESTATES — <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />May 14, 1998 <br />Pursuant to due call and notice thereof, a regular meeting of the Plannin <br />Commission of the City of Little Canada, Minnesota was held on the 14th <br />day of May, 1998 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Chairman Gene DeLonais called the meeting to order at 7:30 P.M. and the <br />following members of the Commission were present at roll call: <br />MEMBERS PRESENT: Mr. Gene Delonais <br />Mr. Scott Barraclough <br />Mr. Dennis Carson <br />Mr. John Keis <br />Mr. Dan Knudsen <br />Mr. Rick Montour <br />MEMBERS ABSENT: <br />ALSO PRESENT: <br />Mr. Fred Schletty <br />Mr. Dan Licht, City Planner <br />Mrs Kathy Glanzer, Deputy Clerk <br />There being no corrections, the minutes of the April 9, 1998 regular <br />meeting of the Planning Commission were approved as submitted. <br />Mr. Jim Olson, K & A Construction, appeared before the Planning <br />Commission requesting approval of a Rezoning from R -1 to R -2, a <br />Preliminary and Final Plat for a 4 -unit townhome development, and a <br />Variance for rear -yard setback. The property in question is located at the <br />southwest corner of the intersection of County Road 13-2 and Viking <br />Drive. The townhomes will be one -story, slab -on- grade, similar to those <br />that Mr. Olson has developed in Vadnais Heights at the intersection of <br />County Road D and LaBore. Estimated value of each unit is $120,000. <br />Knudsen asked about the porch which is proposed to encroach into the <br />rear yard setback. <br />Olson reported that he is planning to construct a 10 by 12 four - season <br />porch on the back of each townhome unit.
