i <br />r� b C <br />City Council of Little Canada <br />Little Canada, Minnesota 55117 <br />Dear Council: <br />May 22, 1996 <br />As many of you will recall, we have had repeated discussions <br />regarding the re- zoning of property adjacent to Iona Lane. This <br />dates as far back as 1967 (as we recall) when all the adjacent <br />property was zoned R -1. In the 1985 -86 time frame we again dis- <br />cussed re- zoning, this time regarding Mr. Rutzick's apartment <br />proposal for the Cardinal property north of Iona Lane. We were, <br />of course, concerned about the building of a three story apartment <br />on our back property line. Fortunately the Council recognized <br />this problem and our concerns and provided a 100 foot buffer and <br />a 30 foot setback. This was an excellent decision and nicely mit- <br />igated a potentially disastrous occurence. <br />Now with the re- zoning of the west portion of the Sherman <br />Oaks Addition, we ask the Council to be mindful of this 100 foot <br />buffer covenant and insist that the developer chosen for the <br />property be made aware and comply with the buffer stipulation. <br />The buffer has worked very well and we again thank the Council <br />for its wisdom in providing for the maintenance of our residential <br />community on Iona Lane. <br />91 I ota L <br />V;\ <br />at ona Lan - <br />_A <br />�r%LA a_Z.,-cam <br />71 Iona Lane <br />61 Iona L.ne /j <br />Ai2 .
