i
r b C
City Council of Little Canada
Little Canada, Minnesota 55117
Dear Council:
May 22, 1996
As many of you will recall, we have had repeated discussions
regarding the re- zoning of property adjacent to Iona Lane. This
dates as far back as 1967 (as we recall) when all the adjacent
property was zoned R -1. In the 1985 -86 time frame we again dis-
cussed re- zoning, this time regarding Mr. Rutzick's apartment
proposal for the Cardinal property north of Iona Lane. We were,
of course, concerned about the building of a three story apartment
on our back property line. Fortunately the Council recognized
this problem and our concerns and provided a 100 foot buffer and
a 30 foot setback. This was an excellent decision and nicely mit-
igated a potentially disastrous occurence.
Now with the re- zoning of the west portion of the Sherman
Oaks Addition, we ask the Council to be mindful of this 100 foot
buffer covenant and insist that the developer chosen for the
property be made aware and comply with the buffer stipulation.
The buffer has worked very well and we again thank the Council
for its wisdom in providing for the maintenance of our residential
community on Iona Lane.
91 I ota L
V;\
at ona Lan -
_A
r%LA a_Z.,-cam
71 Iona Lane
61 Iona L.ne /j
Ai2 .
