one wall sign. The applicant was advised by staff that adding logo signs to the canopy
would constitute and increase to the number of signs beyond those already in place and
would require a separate variance. As a result, they have not proposed canopy signage.
The wall sign is proposed to change from a round "76" sign to a square "Citgo" logo sign.
This does not appear to raise any problems with the Sign Ordinance with regard to size
or area. The tallest freestanding sign will use the same pole, but be reduced in both height
and area - two and one half feet shorter and approximately 20 square feet smaller in area.
These changes allow the site to come closer to the Ordinance requirements for sign
allowances. For the second freestanding sign, the proposed sign is 70 square feet in area,
25 square feet of which is gas price sign. The ordinance allows up to 16 square feet (four
gas price information signs of 4 square feet each) to be exempt from the site's sign
calculations. Therefore, 54 square feet of sign area would count against the site's
allowable signage - still about 24 square feet less than the current estimated area and six
feet shorter than the estimated height, of the rotating "76" ball.
The reductions in site sign area would put the signs closer to the current Ordinance
standards. Although these variance requests do not meet the technical requirements of
the City's Zoning Ordinance for - variance findings, they represent positive changes from
the current approved condition. For comparison, the current requirements of the Sign
Ordinance would apply to this situation as follows:
Regulations
Proposed Existing
Total area: 85 square feet (approx.) 202.5 square feet (+ 16 s.f.
gas price signage)
Total No.:
2 (one wall sign, 3 (one wall sign,
one freestanding sign) two freestanding signs)
Sign Ht.: 30 feet (adjacent to freeways) 46.5 ft., 19 ft.
Price Signs: 4 4 s.f. (16 s.f. total)
251 sq. feet (approx)
plus gas price signs
3 (one wall sign,
two freestanding signs)
64 ft., 25 ft. (approx)
25 s.f. (9 s.f. counted against 16 s.f. total ( approx)
allowable sign area)
Although the proposed signage significantly exceeds the allowable standards of the Sign
Ordinance, the existing variances limit the City's ability to enforce stricter standards. We
believe that the proposed signage is approvable as a more closely conforming sign display
than what currently exists on the property.
cc: Kathy Glanzer
Greg Schmidt
Scott Tangen
James Brandt
Page 30
