515 Little Canada Road, Little Canada, MN 551174600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMORANDUM
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Mercian
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
TO: Mayor Fahey & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: February 20, 1998
RE: Historical Society Addition
The first item we need to act on at Tuesday's meeting is an agreement for construction management
services with RVK Architects. Dick Krumm of RVK has presented a draft agreement to me which I have
asked him to modify. I will not have the revised agreement in my possession until early next week. I
hope to have it in final form for Wednesday's meeting. Mr. Krumm is proposing a maximum cost of
$13,500 (6% of $225,000) to handle all construction management services. This includes some on -site
observation.
Attached are drawings for the proposed addition to City Center. Plans and specifications are prepared and
are available for your review prior to Wednesday's meeting. There are multiple bid packages prepared in
order that we can attempt to attain the lowest possible bid/quote on various construction components.
Therefore, I am recommending that we authorize the advertisement for bids for this project with a due
date of Wednesday, March 18, 1998. Evaluation of the bids received and recommendations for award
will be made at our meeting of March 25, 1998. Mr. Krumm has informed me that he expects the total
cost of this addition to be $250,000 or less. He will be present at Wednesday's meeting to answer your
questions regarding the proposed project.
Also attached is the proposed agreement between the City of Little Canada and Little Canada Historical
Society relative to the construction of this addition, their assistance in its financing, and our agreement to
enter into a lease with them. They will be discussing this revised agreement at their Tuesday meeting and
I anticipate their approval at that time. Subject to their approval, I would recommend adoption by the
City to consummate this transaction.
It should also be noted that earlier agenda topics include the presentation of two donations to the
Historical Society to assist in the financing of this addition. One is from Lake Owasso Residence
Volunteer Council and the other is from the Little Canada Fire Department.
Should you have any comments or questions regarding this project in the meantime, please let me know.
JRH:kpv
Enclosures
Page 69
