MINUTES <br />PLANNING COMMISSION <br />DECEMBER 12, 2024 <br /> <br /> <br /> <br /> <br /> <br /> <br />3 <br />The Community Development Director presented background information on the 20250 <br />Comprehensive Plan and 2025 Strategic Plan processes. He explained that Community <br />Development is completing a housing study, noting that he has compiled a good amount of data <br />to begin the analysis and welcomed input from the Commission on housing issues they are <br />interested in investigating. He reviewed some of the data collected thus far. <br /> <br />Commissioner Masrud commented that he found the housing type analysis interesting and would <br />want to talk more about that dynamic and the long-term vision for the city. He stated that it <br />would seem that some of this information could be presented to the public and/or developers as <br />well. <br /> <br />Commissioner Carlson-Clark commented that perhaps mapping this information would also be <br />helpful. <br /> <br />The Community Development Director confirmed that mapping would be a part of the analysis. <br /> <br />Commissioner Boe-Schmidtz stated that perhaps predictive data would be helpful for the aging <br />housing stock. <br /> <br />Chair Johnson stated that she was surprised that the single-family housing was so much lower <br />than neighboring communities. She stated that perhaps it would be helpful to obtain data on the <br />highest-demand housing product right now. <br /> <br />Commissioner Masrud commented that the missing middle is often missing because it is not <br />allowed, noting that a duplex cannot be constructed in single-family zoning. <br /> <br />Commissioner Boe-Schmidtz stated that perhaps they could also identify areas left for <br />development as well. <br /> <br />Chair Johnson acknowledged that duplexes and triplexes are not allowed but asked if townhomes <br />would count towards the missing middle, noting the Lennar development that is being <br />completed. <br /> <br />The Community Development Director confirmed that the Lennar townhomes will add a few <br />hundred units. There were additional discussions related to economics and demographics. <br /> <br />Commissioner Masrud stated that he would be interested in employment information, <br />specifically how far residents are traveling for employment. <br /> <br />The Community Development Director commented on some data that is available that he could <br />provide. He noted that he can provide some data on economics but not at depth as this is a <br />housing study. <br />
