Chapter 905 Commercial Districts Principal and Accessory Uses <br /> <br />Page 905-6 <br />G. General Development Requirements <br />Development requirements that apply to all uses are presented in Chapter 915, General <br />Development Requirements. All buildings are subject to the Exterior Building <br />Requirements section of the General Development Requirements. <br /> <br />905.030 C-2, Corridor Mixed District <br />A. Purpose <br /> The C-2, Corridor Mixed, District is intended to allow a combination of retail and/or <br />service businesses, buildings that contain both businesses and housing, and multiple-unit <br />residential buildings in an intensively developed and well-landscaped setting along Rice <br />Street or Little Canada Road west of I-35E. Not allowed are land uses that require an <br />extraordinary amount of auto parking and/or auto queuing while minimizing building <br />square footage, those with objectionable emissions, or those with outdoor storage of goods <br />or materials. <br />B. Permitted Principal Uses <br />1. Refer to Table 905-1. <br />2. Some Permitted Uses have requirements that are presented in Chapter 914, Specific <br />Development Requirements. Refer also to Chapter 915, General Development <br />Requirements. <br />C. Conditional Principal Uses <br />1. Refer to Table 905-1. <br />2. Refer to Chapter 914 for specific conditions that must be met for approval of some <br />Conditional Uses. Refer also to Chapter 915, General Development Requirements. <br />D. Accessory Uses <br />1. Refer to Table 905-2. <br />2. Refer to Chapter 914 and 915, for conditions that must be met for approval of certain <br />Accessory Uses. <br />E. Dimensional Requirements <br /> <br /> Table 905-5: Residential Area Requirements, Corridor Mixed District <br /> Area <br />(minimum square footage of <br />private land per dwelling unit) <br />Width Depth <br />Apartment buildings 871 <br />(50 dwelling units per net acre) <br />1 1 <br />1. The minimum lot width or depth are a function of the building footprint plus required setbacks. <br />2. The minimum density for apartment buildings shall be 20 dwelling units per net acre (2,178 <br />square feet of land per unit). <br />
