MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 8, 2012 <br />ADJOURN <br />The survey does not indicate the existence of any current easements or <br />other impediments to subdividing or developing the parcels as proposed. <br />The Planner noted the City is not able with the information submitted to <br />certify that the lots are buildable. It will be the responsibility of the buyer <br />of the lots to make this determination. <br />Duray asked if the City Engineer should review this proposed property <br />division. The City Planner indicated that the City Engineer does not <br />typically review simple subdivisions. He again noted that the perimeter <br />drainage and utility easements will be provided as part of the subdivision. <br />Hall asked about the City's inability to certify the lots as buildable and <br />asked if that was common. The City Planner replied that the City does not <br />require applicants to submit soil data, and again indicated that it will be <br />the buyer's responsibility to make the determination that the property is <br />buildable. The Planner indicated that this is common with other cities as <br />well. The Planner noted that soils information is required for larger plats <br />in which new infrastructure is proposed to determine that locations where <br />streets and utilities will he installed are buildable. <br />Murphy recommended approval of the Property Division subdividing Lots <br />13 through 19, Block 2, North Heights into two single- family lots as <br />requested by North American Banking Company subject to compliance <br />with the recommendations of the City Planner as outlined in his November <br />2, 2012 report and declaring that in subdividing this property the City is <br />not certifying that the lots are buildable. <br />Motion seconded by Hall. <br />Motion carried 5 — 0. <br />Duray recommended that the meeting be adjourned. <br />Motion seconded by Hall. <br />Motion carried 5 — 0. <br />There being no further business, the meeting was adjourned at 7:40 p.m. <br />Respectfully submitted, <br />Kathy Gland <br />City Clerk <br />-2- <br />
