JUDE FINAL PLAT CITY OF LITTLE CANADA Dear Planning Commission: As requested, we have reviewed the final plat submitted for the proposed St. Jude Expansion located to the south of County Road B2 and north of Viking Drive. The plat was prepared by Loucks and Associates and divides the St. Jude property into two lots along with providing the City easements for the public utility improvements proposed to run through the site. Based upon our review we would offer the following comments: 1. The width for the drainage and utility easements coming up the driveway and across Lot 2 should be increased. These easement areas will contain both a watermain and sanitary sewer. The minimum easement width should be twice the depth of the pipe and centered over each pipe. 2. An additional 20 feet of easement should be granted along the south property line of Lot 1 to provide for the ability to extend the sanitary sewer in the future. 3. St. Jude has agreed to grant an access easement to the City for providing access to the manholes that are inaccessible along the pipeline route. This easement should be a continuous 20-foot easement along these routes and through the driveway and parking lot to either County Road B2 or Viking Drive. This easement cannot be shown on the plat but should be required by separate document as part of the final platting process to allow Public Works access to the proposed sanitary manholes for cleaning and maintenance.
