JUDE FINAL PLAT <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />As requested, we have reviewed the final plat submitted for the proposed St. Jude <br />Expansion located to the south of County Road B2 and north of Viking Drive. The plat <br />was prepared by Loucks and Associates and divides the St. Jude property into two lots <br />along with providing the City easements for the public utility improvements proposed to <br />run through the site. Based upon our review we would offer the following comments: <br />1. The width for the drainage and utility easements coming up the driveway and <br />across Lot 2 should be increased. These easement areas will contain both a <br />watermain and sanitary sewer. The minimum easement width should be <br />twice the depth of the pipe and centered over each pipe. <br />2. An additional 20 feet of easement should be granted along the south property <br />line of Lot 1 to provide for the ability to extend the sanitary sewer in the <br />future. <br />3. St. Jude has agreed to grant an access easement to the City for providing <br />access to the manholes that are inaccessible along the pipeline route. This <br />easement should be a continuous 20-foot easement along these routes and <br />through the driveway and parking lot to either County Road B2 or Viking <br />Drive.
