Analysis <br />Major Automobile Repair CUP. Section 914.040.E of the Zoning Ordinance <br />establishes specific conditions which must be satisfied for major automobile repair <br />facilities. The following is a listing of the various conditions followed by a staff response <br />(in italics): <br />E. Major Automobile Repair, provided that: <br />1. Major Automobile Repair shall require a separate license, and such use <br />shall demonstrate compliance with all terms of the licensing ordinance. <br />As a condition of CUP approval, the applicant will be required to <br />obtain a license and demonstrate compliance with the terms of such <br />license. <br />Parking of employee vehicles shall be in compliance with Section 903.050 <br />of this Ordinance. <br />Section 903.050 of the Ordinance states that parking of commercial <br />vehicles in business and industrial districts is allowed as a permitted <br />use accessory to a principal use, provided the following conditions <br />are met: <br />a. Permitted commercial vehicles may have no more than two axles. <br />b. All parked vehicles must be licensed and operable on their own <br />power. <br />c. Vehicle parking must be accessory to a principal use on the site. <br />d. Commercial vehicles may not occupy required parking spaces on <br />site. <br />e. Parked commercial vehicles may not occupy more than ten (10) <br />percent of the total area of the property. <br />As a condition of CUP approval, the preceding requirements must be <br />met. <br />3. Customer vehicles waiting for repair shall be stored indoors, or shall be <br />subject to a separate Conditional Use Permit for Outdoor Storage per the <br />requirements of Section 914.045.A of this Ordinance. <br />A separate conditional use permit has been requested for outdoor <br />storage activities which are accessory to vehicle repair operations. <br />2 <br />
