Summary and Recommendation <br />The application appears to comply with the conditional use permit terms for major <br />automobile repair and accessory outdoor storage activities subject to verification that <br />the standards of the code are being met, and finalizing a site plan that demonstrates <br />compliance. As a result, planning staff recommends approval of the conditional use <br />permit subject to the following conditions: <br />1. The applicant obtain the appropriate licenses for major automobile repair and <br />accessory outdoor storage activities. Such licenses shall be subject to an annual <br />review. <br />2. Outdoor storage activities shall be confined to that area of the site depicted upon <br />the submitted site plan. <br />3. Parking of employee vehicles shall be in compliance with Section 903.050 of the <br />Ordinance. <br />4. Waste or recyclable materials shall be contained in a refuse container. Such <br />container shall be stored within a screened enclosure within the rear yard of the <br />property. <br />5. The Fire Chief determines that the building is in compliance with applicable fire <br />codes. <br />6. The outdoor storage area shall be kept in an orderly condition, permitting <br />vehicular access to all materials or equipment. <br />7. The outdoor vehicle storage area shall be screened from adjacent rights -of -way. <br />Specific means of screening shall be subject to City approval. <br />8.
