Planning Commission <br />January 31, 2013 <br />Page Two <br />2. We are currently exploring the options for looping of the watermain through the <br />development to Arcade Street as part of this development or to Westwind Drive <br />or Labore Road as part of the future ghost plat development. Based on the <br />outcome of that review a connection to the Arcade Street watermain may be <br />added to the plans. <br />Landscaping Plan <br />1. Due to the grading necessary it is not feasible to save trees within the interior of <br />the property, but perimeter trees are being saved to the extent possible. <br />2. The Developer is showing tree replacement at the City required rate of 30 caliper <br />inches per acre of disturbance. This equates to 195 caliper inches of tree <br />replacement based on the 6.5 acres of disturbance. The City Planner will likely <br />comment on the landscaping plan and its adequacy. <br />Drainage Calculations <br />1. Drainage calculations have been completed for the development as part of the <br />storm sewer design to document existing drainage patterns and rates have been <br />maintained along with the required treatment. The current property drains to the <br />west and northwest into the existing ditch on the west side of the property. This <br />ditch system was improved by a joint City and Ramsey Washington Metro <br />Watershed District project in 1993 based on a design by the Watershed's <br />Engineer and serves a large area to the north of the development.
