EXHIBIT A Legal Description The real estate being located in the County of Ramsey, State of Minnesota, and legally described as follows: Parcel A: That part of the Southwest Quarter of the Southwest Quarter of Section 5, Township 29, Range 22 described as follows: Beginning on the line between Sections 5 and 8 of said "Township and Range 477.40 feet West of the Northeast corner of the West Half of the Northwest Quarter of the Northwest Quarter of said Section 8, thence East along said Section line 573.925 feet; thence North 1 degree West about 396 feet to a brook; thence Westerly along said brook to a point North of and at right angles to the place of beginning; thence South to beginning; except the St. Paul Water Works right of way, except part thereof Southwesterly of the original Little Canada Road, and except a quadrangular tract along the West line thereof measuring 135 feet on the Southwesterly line of Water Works right-of-way and 25 feet on the Northeasterly line of the original Little Canada Road; except that part lying Northwesterly of the following described line: Commencing at the intersection of the South line of the St. Paul Water Works right -of -way and said North Iine of the right -of -way described in Document No. 1157550; thence North 66 degrees 38 minutes 25 seconds West, assumed bearing along said Little Canada Road right -of- way, 6 feet; thence Westerly along a tangential curve, concave to the South, radius 988.37 feet, central angle 12 degrees 07 minutes 30 seconds, 209.16 feet; thence, continuing along said North right -of -way line, North 78 degrees 45 minutes 55 seconds West 106.38 feet to the beginning of the line to be described; thence North 15 degrees 52 minutes 22 seconds East 142.91 feet more or less to the south line of the St. Paul Water Works and there terminating.
