Seller: <br />Buyer: <br />Seller: <br />Buyer: <br />ADDENDUM TO PURCHASE AGREEMENT <br />Dated: February 1997 <br />1. Within thirty (30) days of closing of this transaction, Buyer will <br />determine if the existing structures on the property can be moved <br />to another site. If at the Buyer's sole discretion, it is determined <br />that structures cannot be relocated, Seller shall be given the first <br />opportunity to remove all fixtures, equipment, appliances, windows, <br />and other personal property so desired prior to Seller's vacation of <br />the premises with no reimbursement to Buyer for these items. <br />Seller shall retain no further rights once the property has been <br />vacated. Seller is responsible for leaving the building in a secured <br />and orderly condition in a manner satisfactory to Buyer. <br />2. Should Seller wish to occupy premises beyond the closing date, <br />Seller shall enter into a lease agreement in a form acceptable to the <br />Buyer at the closing based upon a monthly rental cost of <br />($ ). <br />Seller shall also be responsible for insuring the premises for <br />property and liability coverage with the Buyer to be named as an <br />additional insured. Furthermore, Seller is responsible for all utility <br />and property maintenance costs. Buyer will be responsible for real <br />estate taxes. Other lease provisions will be in effect based on the <br />document to be executed at closing. <br />Page 11 <br />
