3. This Lease shall expire automatically without notice to <br />either party on May 31, 1997. Lessee agrees that it shall vacate <br />the premises and shall have the right to remove all personal <br />property from the premises on or before May 31, 1997. Within ten <br />(10) days of the termination of the Lease, Lessee shall execute <br />and deliver a Bill of Sale conveying and warranting any and all <br />remaining personal property to Lessor free of any liens. <br />4. Lessor acknowledges the receipt of the sum of Five <br />Thousand Four Hundred and no /100 Dollars ($5,400.00) from Lessee <br />on even date herewith, which represents the entire amount of rent <br />due and owing for the period from December 27, 1996, through <br />March 31, 1997. Rent for any period after March 31, 1997 shall be <br />payable monthly in advance. In the event that Lessee vacates the <br />premises before the end of a month, Lessor shall refund to Lessee <br />an amount equalling the rent payment for any days during which <br />Lessee at no time occupies the property. Lessee shall have the <br />right to terminate this lease at any time before May 31, 1997 by <br />giving lessor written notice to such effect. <br />5. During the period of the Lease, Lessee shall hold Lessor <br />harmless and shall indemnify Lessor as to any claims, damages, or <br />injuries resulting from Lessee's occupation and use of the <br />property and improvements to the property. <br />6. During the period of the Lease, Lessee shall provide at <br />Lessee's expense property insurance, commercial general liability <br />insurance, and automobile liability insurance for all vehicles <br />located on the property. The insurance shall remain in effect <br />for the duration of the Lease and written verification of <br />insurance shall be provided to Lessor. Lessor shall be named as <br />an additional insured on Lessee's commercial general liability <br />insurance and Lessee shall pay any resulting additional cost. <br />7. During the period of the Lease, Lessee shall not enter <br />into any sublease or allow any lien or interest to attach to the <br />property. Lessee shall pay all expenses for the maintenance and <br />use of the property during the period of the Lease. <br />8. Lessor acknowledges the receipt of the sum of One <br />Thousand and no /100 Dollars ($1,000.00) from Lessee on even date <br />herewith. This sum shall be held by Lessor as security for the <br />payment of any sewer and water charges accruing to the property <br />during the period of the Lease and shall be returned to Lessee <br />within ten (10) days of the expiration of this Lease upon <br />confirmation that all sewer and water charges have been paid and <br />that no liens affecting the property have been incurred. <br />2 <br />Page 24 <br />
