NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: February 11, 1997 <br />RE: Little Canada - Zoning Ordinance Amendment - Accessory Sheds <br />FILE NO: 758.10 - 97.02 <br />This memorandum forwards a proposed amendment to the Zoning Ordinance regulating <br />accessory buildings. Currently, the ordinance does not distinguish between sheds and <br />other accessory buildings. Therefore, sheds are required to meet the same zoning <br />regulations. However, the Building Code does not require a building permit for these <br />structures. As a result, many sheds have been erected in violation of applicable zoning <br />restrictions, including setbacks and the number of accessory buildings per single family <br />lot. <br />Staff has conducted research on the current conditions, as well as the ways in which these <br />buildings are regulated in other communities. This draft Ordinance attempts to place <br />reasonable restrictions on sheds, while at the same time allowing some flexibility in <br />placement, and avoiding the creation of too many non - conformities. <br />This Ordinance is designed to accomplish the following: <br />1. Better define the difference between sheds and other accessory buildings. The 120 <br />square foot building code threshold is used for this purpose. <br />2. Better define the difference between the terms "Yard" and "Required Yard ". <br />3.
